§ 10.501. PURPOSE, GENERAL PROVISIONS AND SITE PLAN REQUIREMENT

  • A.

    Purpose. The Neighborhood Services (NS) district is intended to serve as a buffer zone between residential and certain commercial uses for the convenience of people living in surrounding residential areas without undue harmful effects to neighboring residential uses.

    B.

    General Provisions:

    1.

    Intensity of Use. In order to help insure compatibility with surrounding residential uses, the following restrictions limit the intensity of use to which a premises may be used.

    a.

    A Neighborhood Services (NS) zoning district may only be established on a parcel or tract of land abutting an Urban Neighborhood (UN), Traditional Neighborhood (TN), Commercial (C), or Resort/Recreation (RES/REC) zoning district.

    b.

    New structures shall meet the minimum front yard requirement of the most restrictive zoning district abutting the sides of the property being developed.

    c.

    The gross floor area of the structures located on the premises shall not exceed 2,000 square feet on the first floor, and shall not exceed a cumulative square footage of 4,000 square feet per building.

    d.

    All signage within the Neighborhood Services (NS) district shall conform to Article 5 of these regulations and all other applicable City codes.

    e.

    Landscaping shall conform to the requirements of Article 9 of these regulations and all other applicable City codes.

    f.

    Any outdoor storage areas accessory to the main use shall be enclosed by a solid masonry or concrete wall, or a wood fence of sufficient height such that no stored materials or merchandise are visible above the top of the screening wall or fence.

    C.

    Site Plan Approval. When development in this district is located on a lot located adjacent to the side or front yard of existing residential development or residentially zoned property, site plan approval shall be required before the issuance of a Building Permit.
